Vietnam’s Industrial Real Estate Market in 2026: Entering a New Growth Cycle
Vietnam’s industrial real estate market is moving into a new phase of development, where competitive advantages are no longer defined solely by rental prices or land scale. Instead, market leadership increasingly depends on infrastructure quality, connectivity, operational standards and the ability to meet the requirements of high-value manufacturing industries.
Industrial real estate enters a new development cycle
The year 2025 marked a period of significant transition for Vietnam’s industrial real estate market amid complex geopolitical developments, global trade tensions and the continued restructuring of international supply chains.
Many multinational corporations and international enterprises have accelerated their strategy of diversifying production locations, seeking markets with political stability, competitive costs and stronger potential to participate in global supply chains. In this context, Vietnam has continued to emerge as an attractive destination for manufacturing investment.
According to market research firms, Vietnam still maintains many of its traditional competitive advantages, including labor costs, electricity costs and a stable investment environment. However, in the new development cycle, cost advantages are only a necessary condition. The decisive factors in attracting large-scale manufacturers now include synchronized infrastructure, stable power supply, efficient logistics, transparent legal frameworks and the capacity to meet global standards.
This is why Vietnam’s industrial real estate market is shifting from broad-based growth to more selective and quality-driven growth.
2025: The market maintains a positive foundation
In 2025, Vietnam’s industrial real estate market continued to record positive signals. In the northern region, industrial park occupancy rates remained high, while rental prices stayed relatively stable. In the southern region, major industrial parks continued to show strong appeal, particularly in localities with advantages in seaports, airports, logistics infrastructure and regional connectivity.
Foreign direct investment continued to play a key role in driving demand for industrial land, ready-built factories and ready-built warehouses. Notably, high value-added sectors such as electronics, semiconductors, electric vehicles, e-commerce and data centers have become the new demand drivers of the market.
In the past, many FDI enterprises prioritized industrial parks with competitive rental prices to support labor-intensive production. Today, investors are increasingly focused on a complete industrial ecosystem. Factors such as stable power supply, modern technical infrastructure, long-term expansion capacity, logistics services and environmental standards have become critical criteria in investment decisions.
Northern Vietnam: Expanding supply and rising demand from high-tech sectors
The industrial real estate market in northern Vietnam recorded a strong wave of supply expansion in 2025. Several new industrial parks were developed, helping increase industrial land supply and extend development space to satellite areas.
Established industrial hubs such as Bac Ninh and Hai Phong continued to play an important role in attracting high-tech manufacturing investment. At the same time, provinces such as Ninh Binh, Phu Tho and surrounding areas have been emerging thanks to land availability, competitive costs and improving infrastructure connectivity.
Demand in the northern market remained concentrated in electronics, components, circuit boards and high-tech manufacturing. These industries require higher standards in technical infrastructure, power supply, cleanrooms, water treatment, environmental control and supporting supply chains.
In the ready-built warehouse and factory segment, northern Vietnam saw a strong increase in new supply. Multi-storey warehouses and hybrid warehouse-factory models have become increasingly popular as developers seek to meet tenants’ demand for flexibility. Although occupancy rates may face short-term pressure due to rapid supply growth, actual demand remains positive, as many manufacturers choose ready-built products to reduce upfront investment costs and shorten the time required to begin operations.
Southern Vietnam: Restructuring toward infrastructure and operational efficiency
In southern Vietnam, the industrial real estate market is entering a clear restructuring phase. While the previous growth cycle was mainly driven by land availability, rental prices and demand for ready-built factories, the new cycle places greater emphasis on infrastructure quality, logistics connectivity, operational efficiency and sustainable development standards.
Ho Chi Minh City, Dong Nai, Tay Ninh and other localities in the Southern Key Economic Region continue to be important markets. The region benefits from its seaport system, the future Long Thanh International Airport, expressways and ring road projects currently under development.
Key transport projects such as Ring Road 3, the Bien Hoa – Vung Tau Expressway and major seaport connection routes are expected to enhance logistics capacity, reduce transportation costs and strengthen the appeal of southern industrial parks.
Notably, many large-scale industrial park projects in Tay Ninh, Dong Nai, Gia Lai, Da Nang and the Central Highlands are also being implemented. This reflects a supply expansion trend that is no longer limited to traditional industrial hubs, but is spreading to new localities with strong development potential.
